A property manager wanted to have some repairs and touch-ups done to one of his Chicago properties because he was looking for new tenants to rent the place. When he was inspecting the rental unit room by room, he noticed that the previous tenants didn't take proper care of the bathroom while they lived there. The bathtub and the white ceramic tiles of the walls were covered in mold and mildew, which made the entire bathroom look dirty and unappealing.

Fortunately, the proprietor already had a solution to restore the room. A few months ago, he hired Sir Grout's grout cleaning services in Chicago to restore the hard surfaces of another one of his properties in the city. So he reached out to us again to ask if we could help him with this bathroom. We gladly agreed and scheduled an appointment to visit the property and assess the room.

On the day of the consultation, our hard surface restoration experts went to the rental unit to inspect the bathroom. Immediately, they noticed the mold and mildew that covered the joints between the bathtub and the white ceramic wall tiles. It was also apparent that the room lacked proper ventilation, one the reasons why the bathroom had gotten so moldy; fungi like mold or mildew are prone to grow and stick to the grout lines and caulk in humid environments and rooms with poor ventilation. Nevertheless, it was nothing a grout cleaning and re-caulking couldn't fix. We offered the property manager our cleaning services, to which he immediately agreed.

Our team arrived early in the morning on the set day to start the grout cleaning procedure in the bathroom. First, they used a high-speed, gentle scrubber to clean the mold and mildew off the grout lines. In places where the dirt was difficult to remove, they turned to vapor-steam cleaning. Then they performed all the necessary grout repairs, including the removal of the old, moldy caulk between the bathtub and the ceramic tiles. Once this process was completed, our experts re-grouted the walls and replaced the caulk with StainMaster, a two-part epoxy grout that is non-porous, therefore it won't crack, dry out, or peel like other standards forms of caulk.

After the grout cleaning and re-caulking procedure, the bathroom looked as if it had just been re-done. Thanks to StainMaster epoxy grout, the grout and caulk were much easier to maintain and to protect from mold and mildew. The property manager was pleased with the results of the seemingly brand-new white shower.

Even if the grout is more resistant after applying StainMaster, it still needs to be maintained. So before they left, our experts advised the landlord to ask his future residents to use Ph-Neutral, soap-less cleaners when cleaning the bathroom, since those are safe for grout. Also, to prevent mold and mildew growth, they recommended to always keep the bathroom properly ventilated by using fans or dehumidifiers, especially after showering.

The landlord listened carefully to our recommendations and thanked us for the outstanding service, we later learned from him that he was able to find new tenants quickly after the grout cleaning procedure.
